About Milan

Milan is about twenty-three minutes south of the shop on US-23 or by way of Carpenter Road, and it is the one city in our radius that straddles a county line. The Saline River runs through the middle of it, the Washtenaw-Monroe boundary runs through it too, and the downtown along Main Street grew up in the 1870s–90s where two rail lines crossed. The Hack House, Wilson Park and the Depot keep that railroad-era history in view. Milan stayed a working farm-and-rail town through the twentieth century, with the federal prison outside town and the Ford Rawsonville and Saline plants providing jobs. From the 1990s on it became an affordable alternative to Saline and Ann Arbor for families who wanted a small-town main street and a yard, and new neighborhoods filled in along Dexter Street, Platt Road and Carpenter Road. The population is a mix of multi-generation Milan families, commuters to Ann Arbor and Toledo, and younger buyers who found more house for the money here than anywhere north of US-23.

What Milan houses need from an HVAC company

Downtown Milan and the streets around Wilson Park and Hurd Street are 1880s–1930s frame houses on stone or block basements with the original furnace location in a tight corner and a gas line that has been extended a few times. Several still have gravity-furnace duct trunks that were reused when forced air went in. The 1950s–70s ranches along Dexter Street, County Street and the Carpenter Road side of town often sit on crawlspaces or slabs, and electric baseboard or wall furnaces show up in a few that never got ductwork. Newer subdivisions off Platt Road and Arkona Road are 1990s–2000s colonials and ranches on full basements with 80 percent furnaces and R-22 condensers that are now getting replaced in bulk. On the Monroe County side and out Redman Road, we see older farmhouses with additions, mobile homes with package units, and acreage homes on well and septic.

Weather and the equipment it tests

Milan is low, flat and open, in the Saline River bottomland, and summer humidity lingers in the older neighborhoods close to the river. The town is far enough south that it occasionally picks up weather coming off Lake Erie that misses Ypsilanti, including heavier late-winter snow and ice. With little high ground and few windbreaks between the subdivisions and the fields to the south, winter wind drives infiltration on the exposed sides of newer homes.

Local details we plan around

  • The county line runs through town, so permits for a Milan address may go through the City of Milan, Washtenaw County or Monroe County depending on which side of the line the house sits.
  • Milan's municipal water is drawn from wells and is hard, which shows up as sediment in water heaters and scale on humidifier pads.
  • The Saline River floodplain around Wilson Park has put basements under water in wet springs, and we check for high-water marks on furnace cabinets in that area.
  • Rural addresses outside the city, especially toward Redman Road and the Monroe County side, are often on propane and private wells rather than DTE gas.
  • A good share of the 1950s–60s ranches here have original 60-amp services, so adding air conditioning starts with a panel conversation.

Reviews from across our service area

★★★★★

Our heat went out, called Alfred, the owner, and he was here within the hour to tell us that we needed a new furnace, because the heat exchanger had holes and was leaking gas! He returned 2 days later to replace the unit; it was a lengthy process, about 10 hours, but it was well worth it! Very professional, told us exactly what we needed, even encouraged us to get a second opinion, which we did, and they said the same thing! So we went with Al!

They replaced my water heater and the coil for my central air. The price quoted is what I paid. They were on time and also kept me informed by text. I will most definitely use them again. Yes, I recommend them.

My elderly non-English-speaking parents needed their water heater replaced and Temprasure did not leave until they made sure my parents were satisfied and happy to have hot water once again. They were very patient with them and did not abandon them even though I know sometimes it's hard to deal with my non-speaking parents. They checked back with us a few days later to make sure everything was still working good. I definitely would recommend this company.

Yes. Milan is 14 miles from our shop, about a 23-minute drive, which puts every address in 48160 inside our 20-mile service area. We run to Downtown Milan, Wilson Park neighborhood, Dexter Street corridor, Carpenter Road corridor and everywhere in between.

How fast can you get to Milan for a no-heat or no-cooling call?

Usually the same day, often within a few hours. We are open 24 hours and prioritize homes with no heat in winter and no cooling in summer. Tell us when you call if there are infants, elderly family members or medical needs in the house and we move you up the list.

Is there a travel charge for Milan?

No. The dispatch fee is the same flat amount everywhere inside our radius, and it is credited toward any repair you approve. Replacement estimates in Milan are free.

What gas and electric utilities serve Milan?

DTE Energy for natural gas and DTE Energy for electric. That matters for rebates on high-efficiency furnaces, heat pumps and smart thermostats, which we can walk you through when you are replacing equipment.

What kind of homes do you work on in Milan?

Mostly the 1890s–1930s railroad-town homes and 1960s–2000s ranches and colonials, along with everything older and newer. Downtown Milan and the streets around Wilson Park and Hurd Street are 1880s–1930s frame houses on stone or block basements with the original furnace location in a tight corner and a gas line that has been extended a few times. Several still have gravity-furnace duct trunks that were reused when forced air went in.

Do you handle rentals and new-home inspections in Milan?

Yes. We coordinate with tenants and send findings to the owner, and we do pre-purchase HVAC inspections for buyers inside the inspection contingency window, with a written report you can use to negotiate.
