Ypsilanti
Ypsilanti is our home base.
Our shop is on Lakeridge Drive in Ypsilanti, and every community below is inside our 20-mile radius. 34 cities, townships and villages across Washtenaw, western Wayne, and the edges of Monroe and Oakland Counties, all at the same flat-rate pricing with no trip surcharge.
A 20-mile radius sounds like a lot of ground, and it is: from the farm roads of Augusta Township to the brick ranches of Livonia, from Chelsea on Consumers Energy gas to Romulus under the Metro Airport approach. We drew the line at 20 miles because that is the distance we can keep a same-day promise on. Farther than that and a no-heat call in a snowstorm turns into a next-day call, and we would rather tell you no than tell you tomorrow.
Each community page below covers the housing stock we see there, the utilities and quirks that affect heating and cooling, and the full list of services we run in that area. If your town is not listed but you are close, call (313) 701-9471 and ask; the radius is a guideline, not a wall.
Ypsilanti is our home base.
Ypsilanti Township wraps around the city on three sides, and our shop on Lakeridge Drive is technically inside it, so this is the place we drive through on the way to almost every other job.
Pittsfield Township starts almost at our back door.
Superior Township sits directly north of Ypsilanti, and Prospect Road or Harris Road gets us from the shop into its subdivisions in about a dozen minutes.
Ann Arbor is the big neighbor to our west, and Washtenaw Avenue runs straight from our shop into the heart of it, so a truck can be on Packard or State Street in about fifteen minutes outside of game-day traffic.
Ann Arbor Township is the ring of unincorporated land that wraps around the north and east sides of the city, and reaching it from our shop means heading up Huron Parkway or US-23 to Geddes, Plymouth or Dixboro Road, about eighteen minutes on a normal day.
Augusta Township is the southeast corner of Washtenaw County, directly south of Ypsilanti Township, and we reach most of it in fifteen to twenty minutes by heading down Whittaker Road or Rawsonville Road from the shop.
Whittaker is a crossroads community in Augusta Township, about sixteen minutes straight south of our shop on Whittaker Road, and it has its own post office and zip code even though it has never been incorporated.
Willis sits in the eastern half of Augusta Township where Willis Road crosses Rawsonville Road, and it is an eighteen-minute drive from our shop down Rawsonville Road past the Ford plant and the township line.
Saline is about twenty minutes southwest of our shop by way of Michigan Avenue or Textile Road, and it is a town that has kept its center.
Lodi Township is the open country between Ann Arbor and Saline, west of Pittsfield, and we usually come in from the shop by way of Textile Road or Ann Arbor-Saline Road in a bit over twenty minutes.
York Township lies south of Pittsfield and Saline and north of Milan, and we get there in about twenty minutes by taking Carpenter Road or Whittaker Road south from the shop, or US-23 to the Willis Road exit.
Scio Township is the broad band of land immediately west of Ann Arbor, and we reach it in about twenty-five minutes by taking I-94 to Zeeb Road or coming across town on Jackson Avenue.
Milan is about twenty-three minutes south of the shop on US-23 or by way of Carpenter Road, and it is the one city in our radius that straddles a county line.
Salem Township is the far northeast corner of Washtenaw County, tucked against Plymouth, Northville and South Lyon, and we reach it from the shop in about twenty-five minutes by way of US-23 or M-14 to Gotfredson or Napier Road.
Whitmore Lake is a lake town at the top of Washtenaw County, straddling the Livingston County line, and we get there in just under half an hour by taking US-23 north from Ann Arbor to the Eight Mile or Six Mile exits.
Dexter is on the far western edge of our radius, about thirty minutes from the shop by I-94 and Baker Road or by Dexter-Ann Arbor Road through Scio Township.
Chelsea is the farthest west we go on a regular basis, about thirty-five minutes down I-94 from the shop, and the drive is worth it because the town sends us steady work.
Van Buren Township is the first Wayne County township east of Ypsilanti on I-94, and the Rawsonville Road exit is barely ten minutes from our shop, so we treat it as close to home as Ypsilanti Township.
Belleville is a small lake town that most people in Washtenaw County know from the water tower and the bridge they see from I-94.
Canton is the first stop east of the Washtenaw line for us, and we reach it two ways: Michigan Avenue straight across from the shop into the south half of the township, or Ford Road out of Superior Township into the north half.
Sumpter Township is the open country south of Belleville, and it feels more like Monroe County than metro Detroit.
Romulus is the airport city.
Wayne is one of the oldest settlements in western Wayne County, a stagecoach stop on the Chicago Road that became a village in 1869 and grew around the mills on the Lower Rouge.
Plymouth Township is the suburban ring around the city of Plymouth, and most of what people think of as Plymouth, including the big subdivisions off Beck, Ridge and Haggerty Roads and the office parks along M-14, is actually in the township.
Plymouth is the small, walkable downtown that the rest of western Wayne County drives to on a Friday night.
New Boston is the main village in Huron Township, a small cluster of houses, a few bars and shops and a rail crossing where Huron River Drive meets the river south of Belleville.
Westland was Nankin Township until 1966, when it incorporated as a city and named itself after the mall that had just opened at Warren and Wayne Roads.
Inkster is the farthest east we go on Michigan Avenue, about twenty-eight minutes from the shop through Canton, Wayne and Westland.
Garden City got its name from the 1920s plan to sell large garden lots to Detroit workers who wanted room for a vegetable patch and a chicken coop, and that layout survives: lots here are wider than in Westland or Dearborn Heights, and a lot of the ranches have a big back yard and a detached garage.
Northville is a Victorian mill town that became one of the wealthiest small cities in the Detroit area without losing its downtown.
Livonia is the big, orderly suburb at the north edge of our range, thirty minutes from the shop by way of M-14 east to I-275 or Ann Arbor Road, and the mile-road grid makes it easy to navigate once you are there.
Dundee is the southern edge of our service area, a mill village on the River Raisin where US-23 crosses M-50 in Monroe County.
South Lyon is the one Oakland County city in our radius, a railroad town at the point where Washtenaw, Livingston and Oakland Counties meet.
Call or text and you reach Al, not a call center. Same-day service whenever possible, flat-rate pricing quoted before any work, and the same rate at 2 a.m. as 2 p.m.
