Furnace Maintenance and Tune-Ups in Ypsilanti and Southeast Michigan

A fall tune-up with a combustion analyzer, a manometer and a camera in the heat exchanger. Find the ignitor that is about to crack in October, not on the coldest night of January.

The furnace that fails on the first polar vortex night in January was almost always telling on itself in October. A flame sensor reading low microamps. An ignitor with a hairline crack you can see with a flashlight. An inducer motor that whines for a second on startup. A condensate trap on a high-efficiency furnace that is half full of sludge. A pressure switch hose that has gone brittle. None of these stop the furnace in mild weather, and all of them stop it on the night when every heating company in Washtenaw County is running 12 hours behind. A real fall tune-up is how you avoid being that call, and in our experience it is the single best money a Michigan homeowner spends on their furnace.

Temprasure's furnace maintenance is instrument-based. We pull the burners and clean them, because rust flakes and dust on the burner ports cause delayed ignition and the boom that cracks heat exchangers. We clean the flame sensor and measure its microamp signal rather than just wiping it. We check ignitor resistance and look for cracks. We test the inducer, the pressure switch and every limit and rollout switch. We measure gas pressure with a manometer and set it to the nameplate. We record static pressure and temperature rise to confirm the blower is moving enough air. We put a camera or mirror on the heat exchanger and run a combustion analysis on the supply air, looking for carbon monoxide that would mean a breach. On condensing furnaces we flush the condensate trap and check the exterior PVC vent for the pitch and clearance that keep it from icing shut.

Southeast Michigan basements add their own items to the list. Michigan basements in pre-war Ypsilanti and Ann Arbor homes are damp enough to rust burners and corrode flame sensors in a single season. Basements where the dryer, the cat box and the laundry bleach live put chlorides into the combustion air, which attacks heat exchangers. Furnaces in crawlspaces under 1960s ranches collect dust and mouse nests in the blower compartment over the summer. We look at the furnace's environment as part of the tune-up, because a furnace that is slowly being eaten by its own basement needs a different plan than one in a dry utility room.

The tune-up is also where the honest conversation happens. A furnace at 18 years with a sound exchanger and a clean combustion reading is worth maintaining, and we will say so. One with an exchanger showing the first rust-through at the bends is on its last winter, and we will say that too, so a replacement can happen in October on your terms instead of in January on nobody's. Our service agreement bundles the fall furnace visit with a spring AC tune-up, adds priority scheduling when something does break, and discounts repairs. Documented annual maintenance is also what most manufacturers require to keep the parts warranty valid, and the written report we leave you is that documentation.

Signs it is time to call

It has been more than a year

Annual fall maintenance is what the manufacturer specifies and what keeps the warranty intact. If you cannot remember the last tune-up, that is the sign.

Hesitation or a boom at ignition

A delay between the gas valve opening and the burners lighting, or a soft boom when they do, means dirty burners. It is a cleaning in October and a cracked exchanger if ignored.

Squeal or whine at startup

The inducer motor or blower bearing is drying out. It will run for a while and then it will not, usually on the coldest night.

Furnace over 15 years old

Heat exchangers on aging furnaces need to be inspected every year. A fall tune-up with a combustion analysis is the only way to know yours is still sound.

High-efficiency furnace with a condensate pump

The trap, line and pump collect sludge all heating season. Flushed in fall they work all winter; left alone they trip the pressure switch in February.

Dusty house and a filter you cannot remember changing

A restricted filter raises static pressure, overheats the exchanger and trips the limit switch. The tune-up resets the airflow and we set you up with the right filter size.

You just moved in

You do not know when the furnace was last serviced or whether the previous owner ever opened the panel. A tune-up tells you what you have and what to expect from it.

How the visit goes

  1. Book it in September or October

Before the first cold snap fills the schedule. We give you a real window, text when we are on the way, and service-agreement members get first choice of dates.

  2. Burners, ignition and safeties

Burners pulled and cleaned, flame sensor cleaned and microamps measured, ignitor inspected and resistance checked, inducer tested, pressure switch and hoses checked, limit and rollout switches verified.

  3. Heat exchanger and combustion

Camera or mirror inspection of the exchanger, combustion analysis on the supply air for CO, flame pattern watched as the blower starts, draft verified at the vent.

  4. Gas, airflow and controls

Gas pressure measured with a manometer and set to nameplate, static pressure and temperature rise recorded, blower wheel and capacitor checked, filter rack and filter assessed, thermostat tested.

  5. Condensing furnace extras

Condensate trap flushed, line and pump cleared, neutralizer checked, exterior PVC intake and exhaust inspected for pitch, clearance and screens.

  6. Report and straight recommendations

You get the readings, what is healthy, what is marginal, and flat-rate prices for anything we recommend. We do not sell parts the furnace does not need.

What this covers

How pricing works

A standalone fall furnace tune-up is one flat rate that covers the full visit above, including the burner cleaning, heat exchanger inspection and combustion analysis. There is no dispatch fee on a scheduled maintenance visit and no weekend surcharge if the date lands on a Saturday. Anything we find that should be replaced is quoted as a separate flat rate and only done with your go-ahead.

The better value for most households is our service agreement, which pairs the fall furnace tune-up with a spring AC tune-up at a combined price, gives you priority scheduling when something breaks in January, and discounts repairs. Landlords with several properties in the area often put all of them on one agreement.

From the people we have helped

★★★★★

Al and his team are great. Our furnace stopped working on New Year's Eve. I called 10 HVAC shops and no one would come out except Al. He helped determine our problem and within a week I had a new furnace that was covered by my home insurance. I had a few problems post-install and the Temprasure team came over immediately on the weekend to fix it. Great company. Highly recommend!!

Alfred at Temprasure is our go-to guy when it comes to our HVAC. We've used him twice (soon to be a third time) and he's always been honest, trustworthy, communicative, and reliable. We recommend him 100%. He has saved us thousands over the last couple of years by diagnosing and fixing our furnace where I'm convinced any other company would have tried to sell us a new furnace or some hefty fix. Don't use anyone else!

Al was great, very punctual, kept us updated through the whole process when he was on his way. Explained exactly what he did to get us back up and running with our heat. 10/10 would go to them again. UPDATE: Have only used Temprasure since the first time we used him — he always makes sure that we're taken care of and does everything in his power to make sure we have heat or air conditioning before he leaves!

Questions we hear most

When should I schedule furnace maintenance in Michigan?

September or October, before the first cold snap. Our fall schedule fills quickly once overnight lows drop into the 30s, and a tune-up done before the furnace runs hard is the one that catches problems.

What does a real furnace tune-up include?

Burner cleaning, flame sensor and ignitor testing, inducer and pressure switch checks, safety switch testing, a heat exchanger inspection, a combustion analysis for CO, gas pressure set with a manometer, static pressure and temperature rise, blower and filter checks, and condensate work on high-efficiency units. If someone is done in 15 minutes, most of that did not happen.

Do you check for carbon monoxide?

Yes, on every tune-up. We run a combustion analysis on the supply air and inspect the heat exchanger. A furnace that passes both is safe to run; one that does not gets shut down and explained to you with the readings in hand.

Is maintenance worth it on an old furnace?

More than on a new one. An old furnace's exchanger needs to be inspected every year, and the cheap parts that take it down, the flame sensor, the ignitor, the pressure switch hose, are exactly what a tune-up catches. It is also where you get an honest read on how many winters are left.

Does a tune-up keep my warranty valid?

Most manufacturers require documented annual maintenance to honor the parts warranty, particularly on heat exchanger and control board claims. The written report with readings that we leave is that documentation.

Will a tune-up lower my heating bill?

A furnace with clean burners, correct gas pressure and proper airflow runs at its rated efficiency. One with dirty burners and a plugged filter does not, and the difference shows up on the DTE bill. A tune-up cannot make an 80 percent furnace a 96, but it keeps whatever you own running as designed.

Can I do any of this myself?

Change the filter on schedule, keep the area around the furnace clear, and keep the exterior vent on a high-efficiency furnace free of snow and leaves. The combustion analysis, gas pressure, exchanger inspection and electrical testing need instruments and training.

What's the most common problem you find on tune-ups?

Flame sensors with weak signal, followed by ignitors with visible cracks, dirty burners causing delayed ignition, and on high-efficiency furnaces, condensate traps full of sludge. All four are quick fixes in October and no-heat calls in January.

Do you offer a plan that includes the AC?

Yes. Our service agreement bundles the fall furnace tune-up with the spring AC tune-up, adds priority scheduling and a repair discount. It is how most of our regular customers handle maintenance.
