Thermostat Installation and Replacement in Ypsilanti and Southeast Michigan

Smart thermostats wired right, configured for your furnace and air conditioner, and set up for DTE rebates. Also the fix when a thermostat someone else installed is why the furnace will not run.

A thermostat is the cheapest part of an HVAC system and the one that causes the most unnecessary service calls. About a third of the no-heat and no-cooling calls we take in Washtenaw County in the week after a holiday weekend trace back to a thermostat somebody installed from a box, with the wires landed by color instead of by function, or without the common wire the new unit needs to stay powered. The furnace is fine. The air conditioner is fine. The thermostat is browning out and dropping the call, or it is configured for a heat pump when the house has a gas furnace, or the installer landed the fan wire on the terminal that powers the compressor. We install thermostats correctly the first time, and we fix the ones that were not.

Most of what we install now is smart: Ecobee, Google Nest, Honeywell Home and Emerson Sensi. All four work well on the gas furnace and split-system AC that most Southeast Michigan houses have, and all four qualify for DTE Energy's smart thermostat rebate on the electric side, which usually brings the equipment cost down meaningfully. The catch is power. A smart thermostat needs a continuous 24-volt supply through a common wire, and the four-conductor cable that was pulled through a 1960s ranch in Garden City or a 1990s colonial in Canton often does not have a spare conductor. We solve that with a proper C-wire from the furnace, a spare conductor reassigned at the control board, or a power extender kit when pulling a wire is not practical, and we do not rely on the power-stealing mode that causes the furnace to click and the Wi-Fi to drop.

Configuration is the half of the job people skip. A two-stage furnace needs its second stage wired and enabled so it actually runs on high on the coldest nights; a variable-speed system needs its dehumidification call set up or the house will be clammy in July; a heat pump with a gas furnace backup needs the balance point and changeover temperature set for a Michigan winter or it will run the heat pump into the ground at 10 degrees. We set the equipment type, the staging, the cycle rates, the humidifier integration where there is one, and the schedule and geofencing that make a smart thermostat worth owning, and we walk you through the app before we leave.

We also replace plain thermostats for people who do not want anything connected to the internet. A good non-programmable digital thermostat is more accurate than the mercury-bulb round unit still on the wall in a lot of 1950s Westland ranches, and a programmable one with a sensible schedule saves gas without any app at all. The right thermostat is the one that fits your system and the way you live, and that is the conversation we have on the visit.

A thermostat install is a flat-rate job, usually under an hour when the wiring is sound. When it turns out the thermostat was never the problem, which happens, the dispatch fee covers the diagnosis and we fix whatever actually is, from a blown low-voltage fuse to a shorted wire in the basement.

Signs it is time to call

Thermostat screen is blank or keeps rebooting

A smart thermostat without a true common wire runs on stolen power and browns out when the furnace draws current. The cure is a C-wire or an extender kit, not another new thermostat.

Furnace short-cycles since the new thermostat went in

Cycle-rate settings left on a default for the wrong equipment type, or a stolen-power thermostat pulsing the furnace board, both cause rapid on-off cycling that wears out the ignitor and inducer.

AC runs when heat is called, or vice versa

The thermostat is configured for a heat pump when the house has a conventional furnace, or the O/B terminal is wired on a system that has none. Common after DIY installs.

Second stage or variable speed never engages

A two-stage furnace or air conditioner wired to a single-stage thermostat runs on low forever. The house takes hours to recover and the equipment you paid for never does what it can.

Old mercury or mechanical dial thermostat

Round mechanical units drift several degrees and have no schedule. Replacing one is inexpensive and is usually the first upgrade we suggest on an older house.

Heat pump runs on backup heat constantly

A dual-fuel system with the wrong changeover setting uses gas when it should use the heat pump, or runs the heat pump far below its efficient range. The thermostat controls that decision.

You want the DTE rebate

DTE offers a rebate on qualifying smart thermostats for homes on its electric service. The thermostat needs to be installed, connected and enrolled correctly to claim it.

How the visit goes

  1. Identify the system first

Gas furnace, heat pump, dual fuel, single or two stage, zoning, humidifier: the thermostat has to match the equipment. We check the control board and the wiring before recommending a unit.

  2. Check the wire, count the conductors

We open the furnace and the old thermostat, verify what each conductor actually does, and confirm whether a common wire is present, can be reassigned, or needs an extender kit or a new cable.

  3. Quote the whole job flat-rate

Thermostat, wiring correction and setup as one number. If you already bought a thermostat, we install it; if you want our recommendation, we carry the common models.

  4. Wire and mount

Conductors landed by function and verified with a meter, the base leveled, the wall opening sealed so drafts do not fool the sensor, and the furnace board terminals checked.

  5. Configure for the equipment

Equipment type, stages, cycle rates, fan behavior, humidifier and dehumidification settings, heat pump balance point if applicable, and a schedule that matches how you live.

  6. Test every mode and walk you through it

Heat, cool, fan, each stage and the emergency heat if present, verified at the equipment. Then the app, the schedule and the rebate enrollment so you leave with it working.

What this covers

  • Smart thermostat installation: Ecobee, Google Nest, Honeywell Home, Emerson Sensi and others
  • Programmable and non-programmable digital thermostat replacement
  • Common wire (C-wire) installation from the furnace control board
  • Spare conductor reassignment or power extender kit when no C-wire exists
  • New thermostat cable pulled where the existing wire is damaged or short
  • Two-stage and variable-speed equipment configuration
  • Heat pump, dual-fuel balance point and emergency heat setup
  • Humidifier and dehumidification control integration
  • Zone system thermostat replacement and zone board compatibility check
  • Low-voltage fuse, transformer and wiring repair when the thermostat was not the problem
  • Remote sensor placement for rooms that run hot or cold
  • App setup, schedule programming and DTE smart thermostat rebate enrollment

How pricing works

Thermostat installation is a flat-rate job. We quote one price for the thermostat, the wiring work it needs and the configuration, and that price is the invoice. If you bought the thermostat yourself, the labor and any wiring correction is quoted on its own. A straightforward swap on an existing five-wire cable is the least expensive version; adding a common wire or pulling a new cable through a finished wall costs more and is quoted before we start.

When you call because the thermostat is not working and it turns out to be something else, the dispatch fee covers the diagnosis and is credited toward whatever repair you approve. We do not charge a thermostat install price for replacing a two-dollar fuse on the furnace board.

Evenings and weekends are the same flat rate as weekdays. Smart thermostats on DTE electric service generally qualify for a utility rebate, and we handle the enrollment so you actually receive it.

Questions we hear most

Do I need a C-wire for a smart thermostat?

Effectively yes. Some models claim to work without one by pulling power through the furnace circuit, but in practice that causes blank screens, dropped Wi-Fi and furnace short-cycling. We install a real common wire or an extender kit so the thermostat has continuous power.

Can you install a thermostat I already bought?

Yes. Bring it, and we will install it, wire it correctly and configure it for your equipment. If the model you bought is not compatible with your system, for example a heat-pump-only unit on a gas furnace, we will tell you before opening the box.

Which smart thermostat is best for a gas furnace and central air?

Ecobee, Nest and Honeywell Home all do the job well on a conventional system. Ecobee's remote sensors help with hot upstairs rooms, Nest is the simplest to live with, and Honeywell integrates cleanly with whole-home humidifiers. We recommend based on your house, not a brand preference.

Does DTE give a rebate on smart thermostats?

DTE Energy offers a rebate on qualifying smart thermostats for homes on its electric service, and the thermostat has to be installed, connected and enrolled. We set that up during the visit. Consumers Energy has a similar program for homes it serves around Chelsea and Dexter.

My thermostat is blank. Is it broken?

Usually not. A blank thermostat is almost always a lost 24-volt supply: a blown fuse on the furnace board, a tripped float switch under the AC coil, or a chewed wire. We check the supply first, and most of those are cheap fixes.

Will a smart thermostat lower my heating bill?

Modestly, if you let it run a schedule or use the geofencing. The bigger savings in a Michigan winter come from the schedule setback overnight and when the house is empty. A smart thermostat on a system that is never set back does not save anything by itself.

Can a thermostat control my humidifier?

Yes, if the thermostat has a humidity terminal or an accessory relay and the humidifier is wired to it. Ecobee and Honeywell Home do this natively. We set the winter target in the 30 to 45 percent range and tie it to outdoor temperature so windows do not sweat.

I have a two-stage furnace. Does the thermostat matter?

A lot. A single-stage thermostat on a two-stage furnace means the furnace never runs on high and recovery on a cold morning takes forever, or the furnace's board stages on a timer, which is not the same. We wire the second stage and set the staging logic properly.

Where should the thermostat be mounted?

An interior wall, away from supply registers, direct sun, the kitchen and the furnace room, at about five feet. A lot of older Ypsilanti houses have the thermostat in a hallway that runs cold or on a wall backed by a chimney. We relocate thermostats when the location is why the house is uncomfortable.

Can you add a thermostat to a zone system?

Yes. Zoned houses need thermostats compatible with the zone board, and smart thermostats usually need a common wire per zone. We check the board and quote the whole set.
